Time's Almost Up!
May 31, 2008 is the deadline for filing your protest or exemption! We all need every little break we can get with all the other things going up in our country. Please visit the Bexar Appraisal District's website and make sure that you have all the exemptions filed that you are entitled to. Just go to: http://www.bcad.org/clientdb/?cid=1 and put in your name or your address and make sure everything is there under exemptions. I have discovered that many people either forget to do this or just don't know to apply for them.
If you need the right forms for getting your exemptions and your protest filed, just go to: http://www.bcad.org/forms.htm
Certain parts of San Antonio have increased in value over the last year where others have just stayed flat due to the competition between sellers. Be sure to know what your value is on your home. If you do not know the value of your home go here: http://ronmersinger.com/content/forms/cma.aspx I'm always glad to help and I do this as a public service for free! Did you see that? FREE!!! That's a great 4 letter word!
The San Antonio Real Estate market is still great to invest in! Just make sure you are well equipped to invest in the right home and area.

Watch out for SPLINTERS!
Many local San Antonio would-be home buyers have bought into the national media home scare and have been sitting on the fence when it comes to buying a home. San Antonio and the majority of the Texas real estate market has been on the top of many lists when it comes to the best places in the nation to buy and sell a home. We have seen an incredible growth in our city along with many new jobs created and companies moving here.
So you may ask why all the fence sitting? That's what I want to know! Some people think that the market will suddenly be run over with foreclosed properties. Last time I checked we are at a national low of 1%. Anyone that has bought in the last 5+ years has great equity in their home. With interest rates running in the 5% range and still many excellent loan programs with no money down it just does not make dollars and sense to sit on the fence.
I have noticed a lot of out-of-state & other country buyers that have put their money into our market and continue to do so because of the rich opportunities that we have here. Some locals cannot see the opportunity due to the fence that they have built around themselves (fear).
People always want to know when is the best time to buy??? Right now we have some incredible opportunities with many sellers competing for buyers and offering up lucrative incentives. When the summer tsunami of buyers flood the area we will see bidding wars and many wishing that they got in the game sooner.
If you know that you are going to buy a home, get off the fence now and jump into the game before the splinters (media) rub you the wrong way.
